Construction
Atlanta continues to grow in leaps and bounds and so does the
number of New Construction Townhome Communities in all price ranges. As a
specialist in the Townhome market, I am among the first to know about New
Townhome Communities, and will make you aware of all New Communities that fit
your needs and desires.
It is always in Your Best
Interests to use your own Realtor when purchasing a newly constructed home.
Remember, the agent on site works for the builder! And the interests of the
Builder are their first concern! A Realtor working specifically for you, and
looking out for your interests is known as a “Buyer’s Agent”. A Buyer’s agent
works for you, and not the Builder! A Buyer’s agent looks out for your interests
first!
As your buyer’s agent, a fee for my assistance and advice is paid by the builder
at closing. The fee for you to have
your own Realtor, looking out
for your best interests, has already been set aside by the Builder. If you do
not choose to have your own Realtor, you may lose out on vital information and
advice essential to a sound purchase.
Don’t expect a price discount for not using a Realtor. Future appraisals, and
subsequent financing/sales are based on sale prices in a Community. It’s
imperative to a builder that sales prices remain constant or increase since most
Buyers need financing to purchase. And besides, do you really want to purchase a
home in a community whose sales prices are going down?? Using a buyer’s agent is
always in your favor!

Common Mistakes
- Purchasing above the predominant market value in a
complex. Overpaying for a home.
- Purchasing a home within a poorly managed complex.
- Trying to negotiate without proper representation. Most
builders/sellers protect their interests with their agent!
- Failure to compare with other communities, even though
other homes may not be available.
- Being taken advantage of by the seller during the mortgage
process and/or the Real Estate Contract process.
- Buying within a complex that has a weak homeowners
association and/or inadequate financial reserves.
- Buying in a community with a predominance of renters when
making purchase for sole reason of residence.
Financing
Financing is always a big concern in purchasing a home, and
should be treated accordingly. I always recommend that any buyer I’m working
with get “Prequalified” by a Mortgage Officer. Essentially, getting Prequalified
for financing is as simple as a 10-15 minute phone call at your convenience. Or
with today’s technology, as easy as an e-mail.
WHY SHOULD I GET PREQUALIFIED?
A buyer should get prequalified as soon as possible for
several reasons:
- Many buyer’s need some place to start in terms of price
range. And no buyer wants to learn after all the hard work and time of viewing
property that the “perfect home” is beyond their means!
- In the event there is a deficiency in your credit, or down
payment, you may have more time to rectify a concern.
- When you find the perfect home, you will want to act
quickly in this market. More often than not, you will be competing with other
buyers . A letter from a lender, or a name and phone number of a Mortgage
Officer that has prequalified you will make your offer to purchase more
appealing a seller.
There’s no cost or obligation, and any Mortgage Officer would
be more than happy to “crunch numbers” for you, and tell you how much home you
can afford to purchase. They will also describe for you, the many different
styles of loans and their respective interest rates, down payments, monthly
payments and closing costs that will best meet your needs and desires.
There are so many styles of loans available in today’s market,
it’s not only those with excellent credit and plenty of money to put down that
are buying homes!
Choosing a Mortgage Offer to contact can be a chore in itself.
With all the marketing of lower interest rates, little or no money down, it’s
confusing to say the least. The bottom line is that a mortgage company has to
make a profit to stay in business. And what you might gain in one aspect, you
pay for in another. Purchasing a home should not be a game!
The best Mortgage officers are ones that are easy to get in
touch with, not only during business hours! Knowledge, honesty, good service,
and reliability are important too. Mortgage Officers who work with Mortgage
Companies that offer market interest rates and Closing Costs are a given. If you
know of someone who’s recently purchased a home, ask who they used. If not, and
